Upfront costs when renting in Dubai: what to budget

The rent is only part of the cash you need on signing day. Here are the usual extras.

Dubai rents are quoted per year, but the amount you pay on signing is usually spread across several items. These are the common ones. Amounts vary by landlord and property, and the final figures are always set out in your contract.

Security deposit

A refundable deposit is customary. It is often around 5 percent of annual rent for an unfurnished unit and around 10 percent for a furnished one, but this is a market practice and not a fixed rule.

Agency fee

When an agent arranges the tenancy, a fee of about 5 percent of annual rent is common. Confirm whether it applies and who pays it.

Ejari registration

The tenancy contract is registered through Ejari. There is a small official fee. See our Ejari guide.

Utility connection

Connecting electricity and water usually involves a refundable deposit and a connection fee. Check the current rates with the utility provider. Dubai Municipality housing fees are typically billed through the utility account.

The first rent payment

If you pay in cheques, the first cheque is due at signing. Paying in one cheque needs the largest amount up front, while four or more cheques spread it.
