How rent increases work in Dubai

Renewal time is when many tenants and landlords ask about increases. The rules are index based.

In Dubai, whether a landlord can raise rent at renewal depends on how the current rent compares with the average for similar units in that area. The Dubai Land Department publishes a rental index for this purpose.

The rental index

The index shows the average rent for comparable properties. If your rent is at or close to the index, an increase is generally not permitted. If it is well below, a capped increase may be allowed.

Notice period

A landlord who wants to change the terms or raise the rent at renewal generally has to give the tenant written notice at least 90 days before the contract ends.

What to do at renewal

  • Check the current rental index for your area on the Dubai Land Department website
  • Compare your rent with similar units
  • Agree the new terms in writing
  • Register the renewed contract
