Ejari is the system used to register tenancy contracts in Dubai. It is run under the Real Estate Regulatory Agency, which is part of the Dubai Land Department. The word means "my rent" in Arabic.
Why registration matters
- It records the terms of your tenancy in an official system
- It is normally required to connect utilities
- It is used for residence visa and business licensing procedures that need proof of address
- It supports your position if there is a dispute about the contract
What is usually needed to register
The exact list can change, so confirm it before you sign. In general, expect to provide the signed tenancy contract, the title deed of the property, the tenant's identity documents and the landlord's details. Companies also provide a trade licence.
Who registers it
Registration is usually completed by the agent or property manager together with the parties. Ask your property officer to confirm who will complete it and when you will receive the Ejari certificate.
Fees
There is an official registration fee, which has typically been in the region of 200 to 250. Check the current amount with the Dubai Land Department or your property officer, as fees can change.
