Renting in Dubai follows a predictable sequence. Knowing the order helps you plan your budget and avoid surprises on signing day.
1. Decide your budget and area
Start with the annual rent you can afford, because Dubai rents are quoted per year. Add the one-off costs described in our upfront costs guide. Then shortlist two or three areas that suit your commute.
2. View and shortlist
Book viewings with the property officer named on the listing. Check the unit, the building, parking, and the direction of the sun and noise. Ask what is included in the rent, such as chilled water or utilities.
3. Agree the terms
Confirm the rent, the number of cheques, the start date and who pays for maintenance. Agree these before you pay any deposit.
4. Prepare your documents
- Passport and residence visa or Emirates ID
- Proof of income or a company letter, if requested
- A trade licence copy, for commercial space
5. Sign the tenancy contract
Read the contract before signing. You will normally pay a refundable security deposit, the agency fee and the first rent payment at this stage.
6. Register the contract with Ejari
Tenancy contracts in Dubai are registered through Ejari. Registration is needed for services such as utility connection. See our Ejari guide for details.
7. Connect utilities and move in
Once the contract is registered you can connect electricity and water, then collect the keys and record the condition of the unit at handover.
